Evergreen, will the light ever go green?

I've started looking at what's going on with the Evergreen line. It really is going to change the face of real estate in Vancouver. Bob Rennie indicated in a recent BC Business magazine that the city centre would be moving Eastward towards the Clark-to-Commercial type area. He himself was buying real estate in that area simply because Downtown Vancouver had no where left to grow.
